Repairs feel cheap because they come out of the operating budget. Replacement feels expensive because it hits capital. That accounting difference pushes a lot of facilities into a repair cycle that costs more over five years than a rebuild would have cost once.

  • Corrosion at the connection points. Surface rust on a galvanized frame is cosmetic. Section loss where brackets, hinges, and connectors meet the frame is structural. Once fasteners are working against thinning steel, you are patching a system that will keep failing at the same points.
  • Repeat float replacement in the same locations. One waterlogged float is a repair. The same finger dipping every other season means the load never matched the flotation, or the frame is holding water and adding weight. Fix the cause, not the symptom.
  • Hardware fatigue at hinges and connectors. Constant wave action loosens fasteners. If your crew is retightening the same hardware every spring, the connection geometry is wrong or the hardware was never rated for the loads it is carrying.
  • Your slip mix no longer fits the boats. Boats got longer and wider. A marina laid out for a previous generation of vessels is leaving money on the water. Reconfiguring for fewer, larger slips often raises revenue per slip even when total slip count drops.
  • Code and accessibility exposure. Gangway slope, transition plates, clear width, and edge protection are not optional at a public-access facility. 4. What You Can Salvage, Component by Component

This is where the rebuild option earns its place. A rebuild that keeps sound frames and replaces everything above and below them typically lands well under full replacement while delivering most of the service life.

Full shutdown is almost never necessary and almost always the wrong plan.

  • Phase by dock run, not by component. Take one main run and its fingers out of service at a time, complete it fully, and return it to revenue before starting the next. Tenants can be consolidated into other runs during the off months.
  • Sequence the work in your shoulder season. Fabrication lead time is the constraint, not installation. Order early, take delivery before your season closes, and install while the water is down and the slips are empty.
  • Budget across fiscal years deliberately. A three-phase project spread over three winters is easier to fund than one large capital request, and it lets you apply what you learn from phase one to phases two and three.

6. Where Insurance and Liability Enter the Decision

The insurance market has been tightening around marinas, and dock condition is part of why.

The Marina Dock Age 2026 insurance survey found that increased deductibles were the most common change operators saw at renewal, affecting 28 percent of respondents. Others reported new policy exclusions, reduced coverage limits, or difficulty getting a carrier to quote at all. Eight percent now carry storm or flood deductibles above $250,000, and 18 percent described themselves as somewhat underinsured because the premiums are hard to justify.

What that means practically: a higher deductible transfers storm risk back onto your balance sheet. If your docks are the part of the facility most likely to generate a claim, and your deductible now sits at six figures, the economics of a rebuild change. You are no longer comparing repair cost to replacement cost. You are comparing both against uninsured storm exposure.

Talk to your broker before you finalize scope. Some carriers price differently for engineered dock systems with documented specifications than for site-built structures with no drawings on file.

  • Steel thickness and galvanizing. Hardware gauge is where a lot of dock systems are quietly under-built.
